Explanation of Services:
Do you have a listing that will be occupied while on the market? Does it need a few “enhancements” before listing photos are taken? If so, that’s where Real Estate Staging Consultations come into play. Let me be the “bad guy” and explain to your
clients what needs to be done to their home before it goes on the market. I walk through the property and make a detailed, prioritized list of tasks that should be completed before listing photos are taken. This includes everything from major infractions (Beanie Baby collection sitting on dusty shelves in a purple room) to the less obvious (over-stuffed linen closet). I provide you, the broker, with a copy of the list so that you can pass it along to your client. In some cases, furniture needs to be re-arranged once all tasks are completed. In these cases, I go back to the property and arrange the furniture in a way that makes the most sense for the room and for photo angles.
Vacant home staging is beautiful and amazing and makes SUCH a difference in the over-all feeling of a room…but it’s also quite pricey and it takes a while to accomplish. If your client (or you) do not want to foot the bill for said staging, what about the next best thing? It is an economic solution to making your listing photos stand out from the crowd without breaking the bank. Listing photos are staged with furnishings, artwork and accessories in just the right way so that potential buyers can get a feel for the purpose and flow of the room. The difference between traditional and virtual staging is just that—it’s virtual. Only the photos are staged. 90% of homebuyers begin their search online; shouldn’t your listing be one that catches their attention? The objective is not to fool potential buyers, but rather to show them the potential of a listing that might otherwise be overlooked. A disclaimer stating that the photos have been virtually staged solves any ethical issues. When virtually staging a room, I do not change the color of walls, nor cover imperfections. Furnishings are simply added to the room to enhance the appeal. The idea is to highlight the good, not hide the bad. A framed 8x10 photo can also be placed in each room of the actual property so that clients can get a feel for furniture placement as they walk through the room.
