Before buying land, don’t just ask if utilities are “available.” Ask what it actually takes to get them to where you want to build.
A property may technically have power nearby, but distance, terrain, easements, and provider requirements can make a huge difference in cost and timelines. A few hundred feet can turn into thousands of dollars faster than people expect.
Some things buyers should look into before purchasing:
• Distance from existing utilities
• Water source options
• Easements and access
• Terrain and drainage
• County or provider requirements
• Future plans for shops, barns, guest houses, pools, etc.
Doing a little homework upfront can save a lot of stress, delays, and unexpected costs later on.
Buying land is exciting… but understanding how the property actually functions is just as important as the view.
