Welcome to INISIO at Kierland! With a total of 240,000 square feet, there was one goal: to completely relaunch the experience of the campus.
In partnership with Vero Capital, Stream Realty Partners, Zebra, and Willmeng Construction, we together elevated this property to be more than just an office space. Instead, we created a layered, hospitality-driven experience that surprises, delights, and inspires.
What guided the approach?
We wanted people to walk in and feel something unexpected, something distinct in the market. To think, “WOW, I want to hang out in here.” A space where every visit reveals something new to visitors and tenants. With careful attention to furniture selection and the curation of art and accessories, our team was inspired to create something truly special. Custom banquettes and tables, luxe pillows, unique occasional pieces, and statement lounge areas all contribute to the space. Rich fabrics with patterns and texture. Accessories vintage and found, new and contemporary.
The amenities were designed strategically:
• Diverse spaces (training, high-end conference, solo + collaboration zones)
• Elevated collab areas that enhance the tenants' own suites
• Doubles Café with great food and drinks, and cute branding and artwork
• A fitness center rivaling D1 training facilities, right down to the poufs in the locker rooms
• A true sense of community across the campus
Because great design shouldn’t just function. It should create good vibes and make you want to sit back & stay awhile.
