🧱 Crumbling or flaking brick: Known as spalling, this is a clear sign that moisture has penetrated the masonry and compromised the structure.

🧱 Water in the firebox: Finding moisture or pooling water inside means you have a leak up top, often pointing to a damaged cap or crown.

🧱 White staining on the exterior: Efflorescence (a white powdery residue) indicates that water is traveling through the brickwork.

🧱 Rust on the damper: Rust means moisture is getting in, which can eventually prevent your damper from opening or sealing correctly.
