Here are some tips you can put in place to help your home stand out in the market:

1. Lights On
Light it up – Make sure all lights are on and that bulbs are in working order. Add table and floor lamps in spaces that may be darker. Bright rooms convey positively to buyers.

2. Furniture Layout
Arange furniture in a way that welcomes conversation. Consider moving furniture off the walls. Angle furniture towards each other and do not worry about facing a TV. Especially for photos, arrange the spaces so they maximize the appeal of the home.

3. No Dead Space
Do not leave spare rooms empty. If space is empty then a buyer may not assign it to be valuable or as a benefit to the property. Create a study area, a spare bedroom, or bring in an extra desk and some art supplies to state a craft room.

4. Neutral Rules
While painting can be a simple task for many, increasingly buyers are not wanting to take on that challenge. By creating a fresh, neutral palette, buyers are able to picture simply moving their belongings into the area, adding an element of ease.

5. Fix It
Any small “to do’s”, any deferred maintenance list items should be at the top of your preparation list. Paint touch up, caulking areas that may need it. Having the carpet professionally cleaned. These are all items that can convey to the buyer that the home has been well cared for.

Here's a general overview of how the staging process typically works:

✨ Initial Consultation: The process begins with an initial consultation between the homeowner or real estate agent and the staging company. During this meeting, we assess the property, take measurements, and discusses the client's goals, budget, and timeline.

✨ Customized Staging Plan: Based on the consultation, we develop a customized staging plan. This plan outlines which rooms will be staged, what furniture and decor will be used, and the overall design concept.

✨ Feedback and Contract: Design concept is presented to the seller or their agent, the design can be tweaked based on feedback, and once everyone is on the same page, a contract is signed.

✨ Furniture Selection: If the property is vacant, we bring in furniture and decor for staging from our inventory. If property is occupied, we can work with owners items and/or bring our own.

✨ Staging Installation: On the scheduled staging day, we deliver and set up the furniture, decor, and accessories according to the customized plan. In addition to furniture placement, we add finishing touches, such as decorative pillows, artwork, lighting fixtures, and other accessories that enhance the overall aesthetic.
