It's that time of year again. The pool at Hefner Village IV will be opening Friday, May 23. Pool hours are 10 am - 10 pm. You must have an activated pool access card to be able to use the pool. The access cards start over each year.

After evaluating the expense of operating the pool* the board has set the access fee for 2025 to $60 per household for the season. If you still have your 2024 access card, it can be reactivated. For a new access card the fee is $10. (new access card $10 + activation fee $60 = $70).

Dues must be in good standing to be granted access to the pool.

*In 2024, we spent $16,290.28 to operate the pool. Operation costs include utility bills, maintenance, management, and chemicals. This broken down per homeowner is $119.78. The $60 usage fee is just a small buffer to the full expense of operating the pool.

Hefner Village IV only has 1 pool on the south west side of the property. The 2 pools to the north belong to the other Hefner Village, please do not use them.

To obtain a new access card or to have your 2024 access card activated, please stop by the Luxe office 13112 N. MacArthur.

Vote results:
Proposal 1: Amendment allowing multi year assessment. 35 yes, 24 no, 1 no vote. FAILED

Proposal 2: Building Project. 36 yes, 24 no. FAILED

Proposal 3: Roof Project. 36 yes, 24 no. FAILED

All 3 Proposals failed because there is a rule in place that says Proposals are required to have a 2/3 yes vote to pass. We failed to meet the rule.

What this means: because Proposal 1 failed, in the future when a big project arises and needs an assessment to be funded, the assessment will have to be paid in 1 calendar year and cannot be stretched out to make payment more reasonable. Because Proposals 2 and 3 failed there will be no full building projects. When maintenance is needed, buildings will get the best patch job the budget can provide.

We have 136 homes in Hefner Village IV. Only 60 homeowners participated in the vote. That means 76 homeowners did not vote.

December 2 is the last day for E-voting. We didn’t make quorum at the last meeting, so by the By-Laws the quorum will be reduced for this meeting. This is a critical vote.

The proposed amendment will allow full building projects to be funded through a multi year assessment. The current rule only allows for a 1 year assessment. Which means instead of stretching out the payments over several years it would all be due in 1 year. For example the 2nd item to be voted on is the building project. If the amendment fails the building project can't move forward as a multi year assessment. The board would have to resubmit as a 1 year assessment and would be asking for $240 a month on top of dues to fund the project. The board sees the importance of the project and the importance of it being a multi year assessment. Being able to spread the payments out makes it a bit more manageable for everyone.

The 2nd proposal is the building project. The board is eager to see this get started. This proposal will provide the funds to replace all rotten wood, including siding, trim and fascia boards, replace the areas of decaying brick, replacement of gutters as needed, and paint the entire building.

The 3rd proposal is the roof fund. As of now there is no roof replacement fund in place. There have been an increase in roof leaks this year. We cannot rely on an insurance claim to replace roofs. Without a replacement fund the board has no choice but to patch roofs the best they can with the funds that are available.

If you have not e-voted yet, please consider the importance of these issues impacting our community. In order for these proposals to pass it requires a yes vote from 2/3 of those participating.

If you prefer to vote in person, the vote meeting is Tuesday, December 3rd at 6:30-7:30 pm to be held at Luxe office, 13112 N MacArthur.

We would love to see our entire community participate in this process.

If you did NOT pay the 2024 pool fee your card will NOT work and you are NOT allowed to be in the pool area. If you go in with someone else and should NOT be there you will NOT be able to get out and we will NOT be sending anyone. Please come by the office next Tuesday to pay pool fee and get access to the pool for the 2024 season.
