December 2 is the last day for E-voting. We didn’t make quorum at the last meeting, so by the By-Laws the quorum will be reduced for this meeting. This is a critical vote.
The proposed amendment will allow full building projects to be funded through a multi year assessment. The current rule only allows for a 1 year assessment. Which means instead of stretching out the payments over several years it would all be due in 1 year. For example the 2nd item to be voted on is the building project. If the amendment fails the building project can't move forward as a multi year assessment. The board would have to resubmit as a 1 year assessment and would be asking for $240 a month on top of dues to fund the project. The board sees the importance of the project and the importance of it being a multi year assessment. Being able to spread the payments out makes it a bit more manageable for everyone.
The 2nd proposal is the building project. The board is eager to see this get started. This proposal will provide the funds to replace all rotten wood, including siding, trim and fascia boards, replace the areas of decaying brick, replacement of gutters as needed, and paint the entire building.
The 3rd proposal is the roof fund. As of now there is no roof replacement fund in place. There have been an increase in roof leaks this year. We cannot rely on an insurance claim to replace roofs. Without a replacement fund the board has no choice but to patch roofs the best they can with the funds that are available.
If you have not e-voted yet, please consider the importance of these issues impacting our community. In order for these proposals to pass it requires a yes vote from 2/3 of those participating.
