This is standard deed language and does not indicate missing or lost property.

Your title company pulls the information from prior deeds, reviews those deeds to ensure there have not been any mistakes, and uses that information for your legal description. If information is not transferred correctly from one deed to the next this can create an issue for a survey to be accurate and can cause issues in the future that may need to be addressed. Addressing a legal description error can be lengthy if the title company needs to go back to get prior owners to sign a corrective deed, and if those owners are deceased then heirs need to be tracked down to sign the corrective deed.

Our office triple checks when we type up your legal description that we are using the correct and accurate description.

A title company works strictly from public records; deeds, liens, easements, and recorded documents.

What we cannot see without a survey:
โ–ช๏ธ Where fences actually sit
โ–ช๏ธ Where driveways or sheds fall
โ–ช๏ธ How the boundary looks โ€œon the groundโ€

Thatโ€™s why surveys are recommended anytime boundary certainty is important, especially before building or placing a fence.

Pipers mom and dad got a survey done on their yard, even though it's surrounded by Pipers uncle's they wanted to make sure she and her sister had access to her correct boundaries in their yard.

A common misconception we see is that title insurance determines or guarantees where your physical property lines are.

๐Ÿ”น It does not insure boundary lines or encroachments unless a survey is provided before closing
๐Ÿ”น In Pennsylvania, surveys are not required to close

If you ever want certainty about property lines, a licensed survey is the only way to get it.

We recently had a refinance client receive a letter like this claiming they must purchase a home warranty to stay in compliance with their mortgage. This is NOT true.

These letters are designed to look urgent and official, but: โŒ Home warranties are not required by mortgage lendersโŒ

These companies are not affiliated with your lender or title company.

Thankfully, our client checked with us first and avoided an unnecessary expense.
