The best campus environments aren't designed for this year's design review. They're designed for the institution's next decade.
Gordian's 2026 State of Facilities in Higher Education report puts the scale of that pressure in stark terms: campus deferred capital renewal has reached $156 per gross square foot, nearly double 2008 levels.

Institutions are currently funding only 73.5% of what's needed to keep that backlog from growing. Moody's Ratings, one of the world's leading credit rating agencies, has separately flagged a nearly $1 trillion hidden liability in physical capital needs at colleges over the next decade.

In that fiscal reality, transactional purchasing compounds the problem.

Facilities teams cannot afford capital spent on short-lived design trends or furniture that requires replacement within a single budget cycle. Every square foot specified must be built to survive a ten-year plan — and the workspace partner behind the specification must understand capital planning cycles, procurement timelines, and what institutional-grade durability actually requires at delivery.

Classrooms don’t look the way they did ten years ago. And the ones being built right now won’t look like today’s either.

Across campuses nationwide, active learning environments are replacing the traditional lecture hall as the default academic space. The shift sounds straightforward. Getting the specification right is anything but.

Here’s what active learning environments actually need to do.

• Reconfigurability. A space that can only support one mode of learning isn’t truly flexible. Furniture needs to transition between lectures, small-group work, and independent study without requiring a facilities crew to reset the room between classes.

• Acoustic zoning. When multiple activities are happening simultaneously in the same space, sound management becomes a core design requirement. Getting this wrong doesn’t just create noise. It undermines the whole premise of the environment.

• Technology integration. Power access, display connectivity, and device compatibility are part of the furniture specification, full stop. A well-specified active learning environment treats technology as infrastructure, built in from the start.

• Zone definition. Open doesn’t mean unstructured. The most effective active learning spaces have clearly defined areas for different activities, distinct enough that students and faculty can read the room and use it accordingly.

WBI works with higher education facilities teams across the country to translate these requirements into specifications that hold up through procurement, installation, and years of institutional use.

The break between semesters is short, and for a campus install team, every day of it counts double.

A university might give a project 10 days. Sometimes fewer. In that window, a team has to clear the old space. They install the new one. They get it fully working before students and faculty walk back in. There's no room for a late shipment. There's no room for a punch-list item that slips past the first morning of class.

Every proposal talks about phasing academic-calendar work. Here's what that looks like on the ground. A detailed schedule. A labor plan built around the exact hours of the break. A team that has run this sequence enough times to know where it usually breaks down.
