Do Not Sign Up for Debt Consolidation Before Buying a Home

👑 CREDIT TIP OF THE WEEK | King Realty Texas

Debt Consolidation Can Hurt More Than It Helps

If you are carrying debt and thinking about buying a home, you may have seen ads for debt consolidation or debt settlement programs promising to simplify your payments and lower what you owe. Before you sign anything, read this first.

Here is what debt consolidation actually does to your credit:

🚫 Debt settlement programs negotiate to pay creditors less than you owe, and that "settled" status gets reported on your credit report and can drop your score by 100 points or more

🚫 Consolidation loans open a new credit account which temporarily lowers your score and adds a hard inquiry

🚫 Enrolling in a debt management program can flag your accounts as "enrolled in credit counseling" which some lenders treat as a red flag during underwriting

🚫 Some programs ask you to stop paying creditors while they negotiate; meaning you accumulate late payments and collections that devastate your score

The better option is to build your credit back the right way:

✅ Pay on time every month: even minimum payments. Payment history is 35% of your score and consistency rebuilds it faster than anything else.

✅ Become an authorized user: Ask a family member with excellent credit to add you as an authorized user on one of their oldest, lowest-utilization cards. You inherit their positive history without needing to use the card.

✅ Open a secured credit card: A secured card requires a deposit as collateral. Use it for one small recurring charge (like a streaming subscription) and pay it in full every month. After 6 to 12 months of perfect payment history it rebuilds your score significantly.

✅ Credit builder loan: Many credit unions and online banks offer small credit builder loans specifically designed to rebuild credit. You make payments into a savings account and the on-time payment history gets reported to all three bureaus.

✅ Keep old accounts open: Length of credit history is 15% of your score. Never close old accounts even if you are not using them. The age of those accounts is working in your favor every single month.

✅ Ask for goodwill deletions: If you have a one-time late payment on an otherwise clean account call the creditor and ask them to remove it as a goodwill gesture. Many will; especially if you have been a long-standing customer with an otherwise good history.

The honest timeline: Rebuilding credit the right way takes 6 to 18 months depending on how much damage exists. But it produces a clean, lender-ready credit profile that debt consolidation companies simply cannot give you; and it does not create the red flags that kill mortgage approvals.

McKinney & Prosper $500K–$600K market check-in: the data tells a story sellers need to hear and buyers need to act on.

I pulled the last 90 days of NTREIS activity for Prosper ISD homes priced $500K-$600K across McKinney and Prosper. 152 total listings. Here's what the receipts show:

📊 57 active listings currently competing in this price band
📊 27 listings (21 cancelled, 6 expired) came off market without selling
📊 Cancelled listings averaged 112 days on market before the seller gave up
📊 Expired listings averaged 193 days
📊 Homes that closed sold at an average of 96% of list price, taking 70 days on average to get there

This is a market correcting in real time. Inventory has built, days-on-market has stretched, and sellers who priced ambitiously six months ago are now adjusting or walking away without a sale.

For sellers: pricing strategy and presentation matter more right now than they have in years. The homes closing at 97-100% of list aren't the ones sitting; they're the ones priced right from day one.

For buyers: this is the leverage window. Sellers with 60+ days on market are motivated" for price, for concessions, for rate buydowns. That leverage doesn't last forever. Once rates improve and confidence returns, this same inventory gets absorbed fast, and buyers go right back to competing against multiple offers instead of negotiating them.
