Interesting tie into home purchases and mortgage rates and how that is suppressing the retail environment. Add in the fact that we re not building enough homes annually, that the Boomers' kids are a demographic bulge that will increase demands for home purchasing. I still believe we are in a hangover from teh COVID purchasing mania that are up a lot of demand.

Major home furnishings retailers like Williams-Sonoma, Wayfair, Home Depot, and Lowe’s, all reported revenue drops in first-quarter sales, as high mortgage rates and sluggish home sales dampen demand for furnitures and home improvements.
