Every system we design gets handed to somebody who has to run it at 6 a.m. on a Monday. The rack only holds what a team loads correctly. The layout only flows because operators learned it and made it work. The install only lands because a crew showed up and did the work in someone else's building without slowing their operation down. The call we get most often names a product. More rack, another lift, a bigger cabinet run. Sometimes that is the answer. More often the constraint is where things sit relative to each other, and buying equipment before you have looked at that just makes the wrong layout more expensive. We start with measurement instead: how product actually moves from receiving to shipping, where the travel and the waiting pile up, and what the ROI looks like on each option before anyone signs anything. For three years the answer to a full facility was simple: go lease more building. That option is closing. US industrial vacancy fell to 6.5 percent in Q2, the first decline since 2022, and new construction dropped to 47.9 million square feet, the lowest quarterly total since 2016. Landlords have their pricing leverage back, and the best space is going to tenants who can pay for power and automation capability rather than a discount. Which means the cheapest square footage available to your operation in 2027 is the square footage you are already paying to heat, cool, and insure and are not fully using. It is the back half of summer. The AC in the break room is losing the fight, the afternoon storms roll through on schedule, and the floor keeps moving anyway. Trucks still show up. Orders still ship. The work does not check the forecast.

So this one is just a nod to the crews: the forklift operators, the pickers, the dock teams, and the leads keeping it all coordinated through the hottest, stickiest stretch of the year. The systems we build only matter because there are people running them well every single day.

Most facilities are full on the floor and wide open above it. That empty vertical volume is usable square footage you already own and already pay to heat, cool, and insure. It is just sitting there.

A mezzanine or work platform turns that dead air into a real second level: a home for slow-moving inventory, a QC or assembly area, a supervisor's office over the line, or straight additional storage. It goes in without the timeline, cost, or permitting weight of expanding the building itself, and it is engineered to your load, your codes, and your workflow.

When a facility runs out of pallet positions, the instinct is to go find more building. Often the real problem is that standard selective rack gives up a lot of space to aisles, and there are denser ways to store the same product.

The catch is that density has to match how your product moves. Pushback rack buys you depth while keeping most of your selectivity. Pallet flow is built for high-velocity SKUs where first-in-first-out actually matters. Drive-in packs the most pallets into the smallest footprint, as long as your product can live with last-in-first-out. Pick wrong and you trade one problem for another.

When forklifts, pallet jacks, and people share the same congested lanes, everyone slows down to avoid everyone else. It reads as normal. It is actually throughput leaking out of your operation one near-miss and one yielded right-of-way at a time.

Most facilities inherited their traffic pattern instead of designing it. Storage went where there was room, and the travel paths formed around it. The result is bottlenecked intersections, forklifts waiting on pedestrians, and product taking the long way to the dock. It is slower, and it is where incidents start.

We design flow deliberately: separated travel paths, storage placed to shorten routes, and intersections that do not force a stop. Predictable movement is faster movement, and it is safer as a byproduct, not as an afterthought.

In a lot of operations, the single biggest labor drain is not picking. It is the travel between picks. Shelves and bins spread across a floor turn every order into a walk, and that walk repeats thousands of times a week.

A Modula VLM flips that. It brings the product to a single ergonomic workstation, cuts the walking to near zero, and holds pick accuracy at a level manual shelving cannot touch.
