(Phase 2)

A repeat client requested our team to work on their home's 2nd floor which had/included the following:

- staircase area
- a 1-meter wide-hallway
- 1 big room - which served as a storage
- 1 small bedroom
- 1 full bathroom

CLIENT'S SPECIFIED REQUIREMENTS:

- STAIRCASE AREA improvement
- HALLWAY improvement
- transformation of big room into BEDROOM 1 (the older daughter's bedroom)
- vertical extension above the Master Bedroom and Bathroom (located on the ground floor) to serve as the BEDROOM 2 (the younger daughter's bedroom and STORAGE ROOM
- improvement of the small bedroom - BEDROOM 3 - to include a study/vanity table and small wardrobe cabinet
- updating of the TOILET & BATH

INCIDENTAL WORKS (due to the vertical extension)

- MASTER BEDROOM (which underwent improvement during Phase 1 of the renovation)
- MASTER BATHROOM Ceiling and Wardrobe Cabinet

Our couple clients whose 57 sq.m. 1-bedroom unit, 34I, we renovated back in late 2018 (photos of which we have not posted yet) bought the nextdoor unit late last year and contacted us again to help them plan and merge the 2 units to turn it into a 3-bedroom home.

Their space requirements:

1. Master Bedroom (MBR)
2. Walk-In Closet/Laundry Area (conversion of 34J's default kitchen/laundry area)
3. Common Study/Office Area
4. Adjoining Hallway (through each of the units' bedrooms)
5. 34I and 34J Bedrooms (retained)

Out of all the areas, the most challenging one to plan out was the Master Area which by default was 34J's designated receiving/dining . Our concerns:

--- AWKWARD LOCATION - clients wanted to locate the bed area right next to the main door where you can literally hear footsteps and voices of by-passers out in the hallway

--- CLIENTS' SAFETY - they wanted to use 34I's main door as the point of entry to the whole house and were willing to block the 34J's main door to accommodate the bedroom plan they had in mind.

OUR SOLUTION:
A concealer door that alternately serves as an emergency exit and cabinet door. Both this door and the headboard wall are lined with soundproofing foam to help muffle the noise coming from the hallway and the nextdoor condominium unit.

--- ADDITIONAL AC LOCATION - Master Bedroom was to be fully-enclosed to muffle the noise coming from the Study/Office Area (where default window-type AC was located) when in use.

OUR SOLUTION:
Thanks to an inspo photo that our client found of another unit in the same property, we created a ceiling-recessed split-type AC blower slot right above the glass door partition

Happy to share with you before and after photos of our (very) recently concluded project,

Client requirement/s:

Convert their kids' playroom into a Study/Home Office Area --- with 3 work/study stations.

The Challenge: The room should still serve as their son's playroom so most of his toys (which consumed much of the floor space, as seen in BEFORE photos) are to be retained.

Couple clients hired our team to resolve 2 problems for them:

1. 2-CAR GARAGE CLUTTER ISSUE. Laundry and cleaning materials, shoe racks and other stuff were taking up much of the floor space which made it quite a challenge to park both cars and move about in the area.

Our solution:

We designed a storage set that takes advantage of the (high ceiling) vertical space between the Main and Laundry Area Entrances.

Taking into consideration that the garage serves as a secondary laundry area, the cabinets are made out of ducco-finished marine plywood to protect it against moisture that could possibly seep through.

2. UNSTABLE TABLE SUPPORT. Table feet were too thin to support the slightly elevated massive narra table top and leg.

Our solution:

we designed table feet that are thrice as thick as the old ones and added a round board in the center to help carry the weight of the massive table.

It all started with just a . And with much spontaneity, the improvements extended to the altar and entry hallway wall, to the receiving room wall, to the bedroom, and back again to the receiving room - only this time, to enhance the ceiling and lighting.

Just a tip:

Home improvement need not be extravagant and structurally invasive (at least not all the time). You'd be surprised at what simple paint works and lighting improvements can do to a space --- not to mention how much it can uplift one's spirit.

So happy to give you a glimpse of our freshly completed project (so pls pardon the still quite messy surroundings and hair too😅)--- garage, laundry/storage room, backyard, perimeter fence.

Just finished renovating a 6-year-old boy's bedroom.

What used to be a plain mint green colored room with wenge finished bed, wardrobe and other small loose furniture (unfortunately, we failed to take "before" photos) is given a new and livelier character with a mixture of different colors and patterns with highlights appropriate for our client's age.

FURNITURE:

To give this 11-square-meter room height, we fabricated and installed full-length wardrobe and storage cabinets. And to create an illusion of a wider space, we fabricated display cabinets with mirror backing, interior lighting and sliding wooden framed glass enclosure.

To maximize the use of space, we fabricated a bed frame with 2 drawers and a pull-out sidetable on both sides. Other furniture such as the study desk and the entertainment cabinet are wall-mounted to free up more space for further use (if needed) and comfortable foot traffic.

LIGHTING

The room is illuminated with different LED lighting fixtures (for brighter emission with lower power consumption) and a mixture of some daylight and mostly warm white shades for varying effects.

1. Tracklight - strategically illuminating different points
2. Display lighting - to highlight our client's toy and die-cast plane collections
3. Built-in studlight
4. Covelights - indirect ambient lighting
5. Diecast with panaflex diffuser exterior lights with dual shade bulbs - we opted to use these as sidelamps as it is completely enclosed making it safer for a child to use.
6. White downlight - to light up the entry way and the designated bathroom storage.
