DPS carries out specialist damp and timber surveys of residential and commercial properties. We provide a detailed report on any damp and timber infestation issues, which may arise as an obstacle to the sale or purchase of a property. Depending on the client instructions, our surveyor will examine the property internally and externally to assess the condition of the building and to identify defects that could lead to water ingress leading to damp conditions in the building. Our surveyors use an electrical moisture meter for wall profiling and for measuring the moisture content of timber. If required, sampling of wall materials for laboratory quantitative moisture measurement can be carried out.

Dry Rot is the most serious form of timber decay because of its ability to travel through buildings causing extensive structural damage.
Named ‘Dry Rot’ because of its ability to grow into dry areas, this clever fungus has developed the ability to soak up moisture from timber, totally drying it out, and then develop strands which can travel across and through bricks and mortar to other timbers in unventilated conditions. It cannot feed on the masonry itself, but carries the moisture with it in the strands to allow it to spread.
Timber can become damp for a number of reasons. Among the most common causes are leaking washing machines, shower trays, baths, condensation etc... The damp can also come from outside the building, for example, leaking roofs, rising damp, or dampness penetrating through walls. Whatever, the source of the dampness, if it is rectified and the timber allowed to properly dry out, the dry rot will eventually be controlled.
Dry rot tends to affect softwoods that have high and sustained moisture levels. Dry rot growth is a combination of mycelium (mushroom type sheets) and hyphae (thick strands). A dry rot fruiting body if present will be a fleshy plate with rusty red colored dust (dry rot spores). The effects in buildings can be truly dramatic.

Rising Damp

Rising damp is the action of water moving vertically through porous building material in contact with the ground. Rising damp normally occurs in properties which has either not been built with a damp proof course (D.P.C,) or where the D.P.C has failed. The most obvious signs of rising damp are a brown tidemark on the wall and the plaster below feels cold or damp to the touch. Rising damp can affect any wall in contact with the ground and therefore can affect internal as well as external walls. It does not normally rise above 1 meter (3ft) in height. If you suspect that your home is affected by rising damp it is advisable that you have the property surveyed.
