🏠🔨 HANDS-ON SITE MANAGER / CARPENTER 🏠🔨

Looking at working with a small dynamic team of builders based in SW Cornwall?

We are currently looking to recruit a full-time experienced hand-ons site manager to work in Southwest Cornwall (specifically Camborne, Redruth, Helston and surrounding areas) would suit a person with previous carpenter or tradesman.

In a small specialist team, who has a sound & clear knowledge of commercial and residential renovations, extensions, conversions, maintenance & fit-out projects, being able to work to timelines with project programs we would be interested in hearing from you.

Having experience in managing, organising and supervises our direct trades & labourers, suppliers & sub-contract teams, liaising with our office team, designer, maintenance, architects and other clients. The applicant who would be successful for this position would ideally come from a skilled background with a trade that they have mastered.

Critically you must have a clear understanding of health & safety, be a team player and have good interpersonal, communication skills and a sense of humour helps!
Being able to use your initiative and problem solve is essential, we are looking for a strong attention to detail and the ability to lead and motivate a team. With being logical and organised is essential. We would also need you to be confident with the paperwork side of the position, as well as record keeping
We are looking for a leader who is a team player which has lead by example with a proven experience from a trade background.

Salary: £35,000 - £40,000 which is negotiable and based on experience.

This job is for you - if you have:
Extensive experience of the construction industry is essential with a minimum record of 5 years+ in the trade.
• Excellent and proven people management skills, including the management of subcontractors.
• Proven leadership qualities, the ability to motivate others and excellent communication and organisational skills, along with planning and time management skills.
• Practical hands-on approach as well as able to perform office-based duties required for the site.
• Preferred but not essential; CSCS supervisor card SMSTS qualification. Training can be provided for required courses and qualifications.
Here’s what a typical day would be like:
• Leading by example promoting safe working on site
• Being responsible for all site-based works including scheduling of works
• Co-ordinating and supervising the work of all site operatives and sub-contractor teams
• Ensuring that all work is delivered safely inline with Health and Safety guidance
• Working to an agreed schedule to bring completed projects in on time and within budget
• Working with the management team to manage equipment and order materials required
• Ensure all Company and legal regulations are implemented, and that all required documentation is completed including recording daily sheets for sites.
• Monitoring and ensuring site personnel have job relevant training, this could be
• new training or updating existing training.
• Hiring and off hire equipment as and when required for the site.
• Communicating and sharing and passing on knowledge to teams.
• Co-ordinating delivery/pick up of materials as required.
• Use your proven skills to assist the team with any hands on work.
• Plan out works in order to meet agreed deadlines, and adjusting when needed.

Each day will be different, one moment you will be liaising with tenants, then arranging a key meeting or designing the interior layout of new development. The role:
• Manage the online inventory across different platforms to ensure optimisation of revenue, collecting, analysing, and summarising data and trends to enable decisions on pricing strategy
• Undertake ad hoc project works such as fit out for properties, client request and tasks assigned by managing director
• To undertake general admin such as maintaining records, organising files, providing information to where required, tracking budgets and raising purchase orders, and maintaining booking systems, reliably and with accuracy and attention to detail
• Organising diaries and appointments, arranging and preparing for meetings, providing the relevant information in a timely and proactive way for the Managing Director and site manager
• To work as part of cohesive team delivering support seamlessly and to develop good working relationships with colleagues, clients and suppliers
• Comply with relevant financial, data protection and other legislation, policies and procedures

Experience/Skills required
• Thrives under pressure, can do/flexible attitude, able to problem solve and go the extra mile when required
• Meticulous attention to detail and organisation
• Experience of a customer service environment, project planning and hospitality
• Ability to influence and manage others
• Excellent communicator were in person, email, phone or online
• Full driving licence
Experience/Skills desired:
• Passion and interest in interior design and or property management
• Managed an inventory of properties such a holiday lets or commercial buildings
• Ability or willingness to learn CAD design
• Experience with building regulations would be an advantage

Job Types: Full-time, Permanent

Salary dependent on experience: £24,000.00-£28,000.00

Specialist Business Development Ltd are looking to welcome new team members to our ever growing friendly company.

If you are a skilled mason, we would like to hear from you.

This is an exciting opportunity to join a fast-paced dynamic team, working on properties owned and developed by the company’s sister company. Following on from exciting expansion we have continued and sustained work available for a skilled Mason. You will need to be experienced (minimum of 3 years) used to work both as part of a team and individually, as well as with contractors.
Based in Camborne and surrounding areas of Cornwall. This is a full time, permanent position. Salary for the role is negotiable based on experience and for the right person.
We undertake all types of general building on both residential and commercial buildings (new build, extension, refurbishment) as well as conservation/ heritage building works.
We are looking for a skilled mason to join the team. We mostly work on middle-high end projects. The right candidate must have a passion for doing things the right way first time and high standards of work. Taking pride in the work you do is essential.
You will work with the Site Manager and further site team supported by the owners, management and office staff.
Desirable skills;
• Bricklaying, Plastering/ rendering
• Groundworks and concreting
• Tiling, floor laying etc
• Refurbishment works, start to finish new build/ extensions working accurately from plans, experience working on listed building would be desirable.
• Basic plumbing and carpentry skills would be advantageous.
• Proof of Qualifications is not essential if you have previous proven experience of this type of work.
