🚨 𝗔 𝗹𝗶𝘁𝘁𝗹𝗲 𝘄𝗮𝗿𝗻𝗶𝗻𝗴 𝗳𝗼𝗿 𝗮𝗻𝘆𝗼𝗻𝗲 𝘀𝗲𝗹𝗹𝗶𝗻𝗴 𝗮 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝘄𝗶𝘁𝗵 𝗮 𝗰𝗵𝗶𝗺𝗻𝗲𝘆… 🔥🧹

I've had a few recent cases where everything has been progressing nicely towards the Acte de Vente…

The Compromis de Vente has been signed ✔️
The buyers are waiting to complete ✔️
Everyone is getting ready for the big day ✔️

…and then the chimney gets swept. 😬

Unfortunately, in a few cases, the sweep has discovered problems with the chimney or flue that nobody was aware of.

And suddenly, something that could potentially have been identified much earlier becomes a last-minute problem just before signing the Acte de Vente.

🔥 Further investigations may be needed.
🔥 Work may need to be carried out.
🔥 The buyer may have concerns.
🔥 And everyone is suddenly trying to find a solution when they thought the sale was almost complete!

So, if you're thinking of selling a property with:

🪵 A wood burner
🔥 An insert
🏠 An open fireplace
♨️ Or any heating system using a chimney or flue…

𝗗𝗼𝗻’𝘁 𝗹𝗲𝗮𝘃𝗲 𝘁𝗵𝗲 𝗰𝗵𝗶𝗺𝗻𝗲𝘆 𝘀𝘄𝗲𝗲𝗽 𝘂𝗻𝘁𝗶𝗹 𝘁𝗵𝗲 𝗹𝗮𝘀𝘁 𝗺𝗶𝗻𝘂𝘁𝗲.

My advice? 🧹

Get it swept early in the selling process — ideally before you even reach the point of signing the Compromis de Vente.

If there's a problem, it's far better to discover it early and have time to deal with it calmly.

Because nobody wants a nasty surprise when the champagne is practically on ice… 🥂😂
