Another way we support many of our clients is by assisting with property works 🛠️. This may include improvements, routine maintenance, or urgent repairs following damage or deterioration.

We can help source suitable tradespeople- from basic services to specialised trades- ensuring they are properly insured, registered, and reputable. We are happy to meet contractors on site to explain the work required and to assist in reviewing and understanding the devis once it is received. As we speak French, we are not limited to English-speaking artisans. And because we never receive commission or payment from any of the trades we recommend, we remain completely impartial and focused on finding the best person for the job.

We can also then help manage any jobs in terms of access, managing utilities and sending reports or photos once the work is completed to check all is as it should be and that the property has bene left correct and secure.

All of this forms part of our service to help clients manage and maintain their properties while they are away 🏡.

We currently have availability for a small number of new key-holding clients 🔑, following a couple of house sales this year.

One of the huge advantages of having a keyholder is having somebody that is local that is able to attend the property not only to check it and in the event of issues, but for routine work and inspections. Maintaining your utilities is a key part, and this is something we help with often by meeting technicians from ENEDIS, SAUR, SPANC, EDF and more When necessary at our clients properties, providing access for any work or inspections and making sure the property is left safe and secure afterwards ⚡️💧

🗝️🫶🏼 Why what we do is so much more than ‘key holding’…

One of our clients had a disused wood burner removed earlier in the year, and the chimney capped off by a professional French company. On Wednesday during a standard house check, with all of the incredibly heavy rain we noticed that there was water ingress where the chimney used to come out in a downstairs living room. Not great.

Within 48 hours, we have organised a rdv and met the original company who came out and rectified the work and recapped the chimney to prevent any further water ingress. (and I should add this is one of our furthest away clients!)

Not only that, but we have been able to give our client full information from the company about making a claim on the failure of the original work to get the damage to the ceiling sorted out.

These people aren’t due out until next
spring. Who knows what the situation would have been if the leak was left to its own devices all winter!

RULES FOR FRENCH PROPERTY INCOME

URSSAF have announced that the rules for declaring rental income for 2025 will stay the same until 2026 in spite of the 2024 Finance Law. This means that for 2025 the thresholds for unclassified furnished rental properties is still €77,700 and B&B is €188,700. There are however, changes that may affect you for 2026.

From the 1st January 2026 the thresholds will change to those of the 2024 Finance Law. These will be €15,000 for unclassified furnished rentals and €77,700 for B&B income. So if your unclassified furnished rental turnover in 2024 and 2025 is greater than €23,000 you will need to change to the réel BIC regime with social security contributions for the self-employed as of January 1st 2026. This will involve an extra tax declaration to complete declaring depreciation and expenses. You will need to keep accounts.

The tax abatements for classified tourist rentals and B&B's is 50% and for the furnished rentals under the micro BIC regime it is 30%.

In 2026 if your unclassified rental turnover is €15,000 or more you will have to change to the réel BIC regime. For those with turnover under €15,000 you may still use the micro BIC regime for non professional rentals.

Also by May 2026 at the latest all furnished tourist rentals MUST be registered with a siret. This is especially relevant to non professional rentals.

Sometimes it is the silly little jobs that can make a difference. This client‘s house has a long driveway overhung by many trees who love to shed their leaves! He has had trouble before getting stuck on the drive when it turns to mush in winter, so we make sure that we regularly clear the drive down to it stony base, making sure that he and anyone else needing to visit the house can do so easily and safely year round. 

This is just an example of small but helpful tasks that we do as part of our keyholding, caretaking and property management services that help make sure you don’t have to be dealing with jobs like this when you turn up to your home for a holiday 😊☀️

Whilst we no longer offer regular garden maintenance services, we don’t mind the odd one-off job to help our clients out 🌱 like here where just before the arrival of the owner, we tame the overgrown vine and rose around the front of the property, and make one less job for him to do when he gets here!

Is your gardener correctly registered? If not this could affect their insurance if there are any issues whilst providing services at your property.

We see lots of businesses offering services they are not correctly registered or insured to offer- like cleaners and gardeners offering keyholding!

Do you know that this could affect your own property insurance and result in the refusal of a claim for some insurers if your property is not being checked during long absences by a properly registered key holder or property manager?

It’s important to make sure anyone you take on for any services are correctly registered and insured. We are correctly registered and insured for all services we offer- including specifically for key-holding and caretaking of properties, and we can also help our clients to ensure that any tradespeople they are using for services or to obtain quotes for work are too 🛠️🌱

GARDENING

I am still seeing many registrations for Handyman where people are doing gardening. Handyman does not include gardening! Handyman is an artisan service registered through the Chambre des Metiers. Gardening as a microentrepreneur is a commercial service that is registered via the commercial court the Greffe.

You MUST not earn more than 50% of your turnover through gardening - so it is always a secondary activity - as a microentrepreneur. If you earn more then you should re register as agricultural.

Whilst we no longer offer garden maintenance services for new clients, this is something we can help you manage through our keyholding and property management services. Getting properties ready for summer visits 🍃🍂 all sorts of things can happen when a house has been empty for a while. This client has a long drive that accumulates lots of leaves and debris over the winter months. It makes it a bit difficult to navigate in the car and by foot, and hides the ditch that runs down one side so twice a year we give it a good clear back down to the gravel to make sure it’s all safe to use (and looks much nicer too!). It’s little things like that which don’t cost a great deal but is another job ticked off the list and makes it much more pleasant for the owners when visiting the house 🫶🏼
