“The Hidden Cost Beneath Old French Floors”

Over the last three weeks I’ve visited three different properties.

Three different families.
Three recently purchased homes.

One had owned the house for three weeks.
One for a month.
The other for barely two months.

All three visits were originally about parquet restoration and floor sanding.

All three turned into conversations about collapsed floors, rotten beams, structural movement and “what do we do now?”

And honestly, it’s difficult to see.

Because these weren’t investors flipping houses.
These were people buying what they hoped would be their forever home.

One couple today were almost in tears once they understood the reality of what was underneath the floor they loved when they bought the property.

The parquet looked beautiful on the surface.
Underneath, the beams were rotten to the point the structure now needs major rebuilding.

That room is now unsafe to use.

One of the homes I first visited three weeks ago asked me to return today after they had opened the floor properly.

Once the parquet and damaged structural sections were exposed, we could finally see the full extent of the issues and begin working towards a realistic solution.

And sadly, the problems underneath were even worse than first expected.

And this is the part people rarely think about when buying a home.

People check the roof.
They think about kitchens.
Bathrooms.
Paint colours.

But very few people seriously think about the floors.

Not the parquet.
Not what’s underneath it.
Not whether the structure below is even sound.

And the reality is many of these issues stay hidden until somebody with practical experience investigates properly.

What I’m seeing more and more is people discovering these problems only after they’ve moved in.

That’s why I always say this:

When you narrow your search down to the final few houses, that’s the moment to start asking questions and getting experienced opinions where possible.

A builder.
An electrician.
A roofer.
A plumber.
A flooring or structural specialist depending on the property.

Not to scare you away from buying the house.

But because experienced tradespeople often notice problems that don’t appear in photographs, quick viewings or basic reports.

And sometimes a little honest advice before purchase can save years of stress afterwards.

I constantly hear the same questions after people move in:

“Should this have been in the report?”
“What happens if we find woodworm?”
“Can the floor be saved?”

And by that stage the emotional and financial pressure is already there.

That’s one of the reasons I started offering pre assessment visits.

Not to frighten people.

But because after years of walking into homes like this, I realised most people simply don’t know what to look for.

Old French houses are beautiful.
But beautiful does not always mean structurally healthy.

And sometimes the most expensive problems in a house are the ones hidden directly under your feet.

Another beautiful home restored and refined in the beautiful town of Beaumontois-en-Périgord.

Restoring parquet to this standard takes more than simply “giving it a sand.” Traditional French floors often require a full restoration process using the correct machinery, techniques.

Our clients originally believed these floors only needed a light sanding, but like many older parquet floors, they required a full professional restoration to bring them back correctly.

The benefit of restoring a floor properly is that future maintenance becomes much simpler and far less costly, often requiring only a light refinish rather than heavy sanding again.

Understanding the difference between a light sand and true restoration sanding is extremely important with heritage parquet floors.

Every parquet floor and every property tells a different story, particularly within older French homes and heritage buildings.

That is why professional restoration should never begin with “just sanding the floor.”

Before any work starts, we believe clients should clearly understand:
• The condition of the parquet
• The possible restoration options
• Suitable finish systems
• Repairs that may be required
• Estimated project timing
• The expected final appearance and long-term maintenance

Clear communication and transparency are an important part of professional restoration work, particularly on heritage and long-term projects.

Our aim is always to guide clients through the process with honesty, clarity, and realistic expectations from the very beginning.

The cheapest quote is not always the most expensive decision long term.

Today I’m starting a two room herringbone parquet restoration in one of my favorite towns in France.

A technical sanding project due to floor movement and undulation in the parquet floor.

What look like a light to many people is actually a full restoration sanding.
