Three ways to lose a new-build sale even when the leads are coming in 📉

It's frustrating to spend money and effort attracting enquiries and then lose them inside the sales process.

It happens when a buyer receives outdated price or availability information.

It happens when the first useful response takes too long because the agent has to check several sources.

And it happens when the buyer receives fifteen properties but only two really fit what they asked for.

None of those problems is caused by a lack of leads.

Before increasing the marketing budget, it's worth looking at what happens between the enquiry and the viewing.

Where do you think most opportunities get stuck in a real estate agency: information, response time or qualification? Tell us your view. 💬

9 signs your agency may be working with outdated stock ⚠️

It usually doesn't start with a major technical problem. It starts with small inconsistencies.

One price on the website and another in the developer's latest document. A property still appearing as available when it has already been reserved. Two agents working from different files. Someone calling the developer before every viewing because they no longer trust what appears in the CRM.

The real cost isn't the spreadsheet itself. It's the time spent checking information and the awkward conversation when a client finds out that what you showed them is no longer available.

We've collected nine common warning signs in this carousel.

Has any of these situations happened in your agency recently? Tell us which one you see most often. 💬

A property error doesn't have to become a trust problem 😬

Imagine you've sent a buyer a property at one price and, when you check with the developer, you find out it has changed.

The worst response is to hide behind the system, the developer or “the information we received”.

A better conversation starts with three things: acknowledge what happened, confirm the correct information and show the client what you're going to do next.

You can say:

💬 “Thanks for pointing it out. The information I gave you wasn't up to date.”

💬 “I'll confirm the current price and availability before we continue.”

💬 “I don't want you to waste time because of this. I'll send you checked alternatives.”

Clients don't expect machines. They do expect clarity.

Have you ever recovered a client relationship after an information error? Share what worked for you. 💬

Five things worth checking on your agency's Google profile this month 📍

Your Google Business Profile is often one of the first places a potential client sees your agency.

They may check it before visiting your website, calling the office or deciding whether your reviews inspire confidence.

Take a few minutes this month to review your details and opening hours, categories and services, recent photos, customer reviews and the website link shown on the profile.

None of these tasks is particularly complicated. The problem is that they're easy to forget for months.

A monthly check keeps the profile looking active and prevents a potential client from finding old information at the wrong moment.

When did you last review your Google profile from a client's point of view? Tell us what's usually forgotten in your agency. 💬

What six years working with 530 agencies teaches you about new-build data 🧱

Real estate technology is easy to explain in a demo.

Daily operations are where the difficult questions appear.

What happens when a developer changes a price?

What happens when a unit is reserved but one channel has not updated yet?

What happens when an agency works with several systems at the same time?

REDSP has spent six years dealing with those situations alongside 530 agencies.

That experience has shaped our priorities: reliable information, practical integrations and fewer unnecessary manual processes.

We come from the real estate sector, so we know the problem is not technical for the sake of being technical.

The final impact is always on the people trying to sell.

Follow the page if you want more practical conversations about new-build stock, data and real estate operations. 📌

A simple briefing can prevent a lot of pointless property viewings ✅

Before showing a new-build property, make sure six areas are clear:

Budget
What can the buyer realistically invest?

Location
Which areas are genuinely acceptable?

Timeline
When do they intend to make a decision?

Must-haves
Which features are essential?

Deal-breakers
What would make them reject a property immediately?

Decision process
Who has to agree before the purchase can move forward?

These questions do not make the service colder. They make the recommendations more relevant.

The buyer spends less time visiting unsuitable properties, and the agent spends more time on opportunities that have a realistic fit.

What is the one question you never skip before organising a viewing? Tell us below. 💬

What should technology do for a real estate agency? 🤝

It should remove unnecessary work without taking control away from the commercial team.

At REDSP, our role is on the data and infrastructure side. We help agencies access new-build inventory, manage updates and connect property information with the systems they use.

The agency still does what only the agency can do well: understand the buyer, advise, negotiate, build trust, close the transaction and maintain the commercial relationship with the developer.

The objective is simple: less time moving information around and more time doing work that can actually lead to a sale.

If your agency is reviewing how it manages new-build stock, contact REDSP and tell us how your current process works. 📩

XML sounds technical. What it does for an agency is very practical 🔗

A developer has property information.

Your agency needs that information inside the systems the sales team actually uses.

The XML feed helps connect those two sides.

In simple terms:

Developer → property data → REDSP → CRM, website and commercial channels

When a price, status or property record changes, a structured data flow reduces the number of times someone has to move that information manually.

That matters because manual work takes time and creates more opportunities for inconsistencies.

For an agency, the value of an integration is not the technical acronym.

It is having fewer steps between a change at source and the person speaking with the buyer.

If XML feeds still feel unclear in your agency, send us your question and we will explain them without technical jargon. 💬
