Then the call:

“There’s an issue.”

Seller has legal complications.
Multiple parties. Judgments involved.

Then it escalates—

Seller’s lawyer?
Off the file.

A new party steps in with a court order.

Seller?

In prison.

Deal… frozen.

No timeline.
No answers.

So we move.

→ Negotiate an abatement
→ Keep searching as backup
→ Daily follow-ups. No silence.

Days → weeks.

Weeks →

2 months.

Finally—movement.

We’re ready to close.

But even then—

The bank pauses:
“We’ve never seen a file like this.”

More approvals.
More waiting.

Through it all—
constant communication.
No panic. Just ex*****on.

And today?

We closed. 🔑

Great deal—
but what a ride.

This is the part you don’t see—
the persistence it takes to actually get deals DONE.
