DOCUMENT BAD BEHAVIOUR
Documenting the behaviour of this neighbour ultimately pressured them to resign as caretaker. As a result they're now moving out, & God willing, I'll see them no more.
Yes, I still want to crack their skulls & no, these cowards won't oblige me 🤣. Yet it wasn't my assertiveness that ultimately forced their hand. Rather it was the emails, phone calls, & coalescing neighbours around a common cause, that led to their downfall.
If you have HoA / Body Corporate problems you're better severed by leaving a "paper trail" (emails, letters) than speaking *exclusively* by phone. The content spoken via a phone call can be denied, whilst the former are a record that can be accessed for future reference.
If you do make a call, after hanging-up, email the person you spoke to about the issues discussed during the said call.

MY NEIGHBOUR IS A CONVICTED MURDERER!
Recently I found out that one of my neighbours is a convicted murderer.
Not this isn't hyperbole. I actually googled this idiot & he served 15 years for stabbing his friend.
This attack was precipitated by a minor debt & occurred whilst teenage children were in the victim's home. After the stabbing he then scored some m**h, bought a pizza & causally watched a movie with his friends.
Classy guy.
Since being released he's violated his parole twice, the last time being due to a weapons charge 🤦. He's a knuckle-head, a big unit & covered in jailhouse tattoos.
Recently he had a heated argument with his diminutive female neighbour & made all sorts of threats. He was boasting about his time in prison & was pointing to his ankle monitor like it was an Olympic medal 🏅.
Fortunately I intervened & diffused the situation. But it's obvious this recidivist POS fully leans into the m**h-head, jailbird stereotype. I don't like him, certainly don't trust him & want him far away from my residence!
Obviously I need to update my individualized 'Area Plan'¹ & have tapped into my SHTF network² (essentially several neighbours) to monitor the situation. I'm also going to refit a better door lock & have removed what I can from my front yard (so people don't have loose items they can throw around if things go pear-shaped).
I've subsequently started a campaign to pressure his landlord by documenting his bad behaviour & as a result he's allegedly been asked to leave (albeit, I doubt he will follow such instructions).
Not long after the above incident his residence was raided by a police SWAT team. And no, this isn't the first time several detectives have called upon his residence, rather this has happened several times now!
He clearly knows I'm watching him & is wary because I have the ear of my neighbours & have a reputation of my own (I'm NO criminal but I've been known to headbutt junkies & slap mouthy low level drug / to***co dealers in the area). However, I'm convinced this may kick-off in the future.
So here I am, a middle-aged married family man having to deal with a legitimate bad guy as a neighbour! I honestly never envisaged this scenario, albeit I've prepped for burglaries & common street crime. That being said it has been somewhat educational & provided me with an opportunity to learn more about my local neighbourhood.
