Day 12: Yulara- and all our friends from the past 10 days tag- along group depart for new adventures.

Jack & Peter (Ford Everest) heading off with Adam ( tracks 4x4 tag- along) to travel the Canning stock route for the next 21 days! This is where you need to be at in your 70's still travelling Australia.

Billy & Audrey ( Prado & trailer) heading off to the Glenormiston Gorge and back along the Finke River gorge. Rob & Julie ( LandCruiser ute) back to Queensland.

Australia Post: Given parcel delivery has skyrocketed during Covid required the expansion of the Leongatha Mail Centre. This expansion being to double the size of the MC from 322m2 to 737m2.

This centre to be located on top of the existing car park. This required the relocation of 8 car parking space onto Hughes Street in a 45 degree angle format.

The application was eligible under the Vic Smart provisions of the planning scheme and was approved within a week! Well done South Gippsland Shire!

A difficult site at 120+ metres in length with a 13 metre fall requires a unique design that cascaded down the length of the lot for two single storey dwellings. The dwelling design by Steve Hanson from Lilydale.

The site has a long history over the past 2-3 years with the subdivision of the site approved by planning permit M/2016/1222 for both subdivision (2 lots) and tree removal. This permit was issued with a “building envelope” requirement on lot 2 accompanied by a Section 173 Agreement.

The owners turned to both PPD and Hanson for a new approach for a new design and planning and development justification. The planning permit being issued in July 2020. Perspectives attached from Hanson Design.

Latest development to be approved in Brighton! Although refused by Bayside CC, examination of the officer’s assessment revealed that a few subtle changes to improve the design may result in an approval. It complied with the all ResCode standards, while the refusal was based on "neighbourhood character".

Changes made included reducing the symmetry for the windows for the first floor and relocation of side entry for dwelling 2. Both dwellings initially had entries located along the side boundary, set behind the building line. Dwelling 2 was updated to bring the front entry forward to align with the garage. Consequently, these minor changes allowed for a consent order to be issued via VCAT, without a hearing! Building design completed by KatDesign.

PPD recent involvement in a planning application of a different and more modest nature, being a swimming pool. The reason why a planning permit was required was because the pool was located on a site within a Heritage Overlay.

The site had been subject to a large two storey addition/basement garage at the back of this corner lot, which left only the front yard to locate a swimming pool. The addition completed by the previous owners (2011) also introduced perimeter planting (hedging) with steel picket fencing, which effectively screened off the yard from the street.

Boroondarra CC refused the application because of a policy that "discouraged pools" in the front setback.

The starting point here was for the development of photo montages to identify how the landscape and gardens would screen/filter any view of an inground swimming pool. The montages were based on the landscape design of Ian Barker Garden Designs. The montages were prepared by Concept to Completion Building Designers. The application was subsequently approved at VCAT.

PPD recently represented Allies Wines of the Peninsula at VCAT after South Gippsland Shire refused an application to establish a vineyard at Foster.

The purpose of the application was to relocate to Foster and double production to 5.0 ha & 2000 cases per annum! The applicant being a recognised vigneron and grower for some 15 years in the Peninsula.

The planning department considered that the whole of the site should have been planted out (9.0ha), and therefore the application was considered spurious.& unviable and only made to demonstrate that a dwelling was required for on site management.

Expert evidence at the hearing was provided by Mr Ben Rose of Performance Viticulture. VCAT overturned the Council refusal and the planning permit was issued.

Norstar Co Generation plant, designed to process waste products from the recycling plant and generate 9.9 megawatts of power p.a. PPD acted for Digga Demolition in obtaining planning approval for the expansion (2.4 to 8.5ha) of the Commercial/Demolition Waste recycling Facility at Moriac. This facility recycles all the brick, tiles and concrete rubble from demolition sites, including timber and gardens from residential sites. All recycled products sold, with masonry (concrete,brick,tiles) turned into road base, timber which is chipped for landscape products and former gardens also chipped and turned into mulch. This facility has been successfully in operation for some 15 years.

A picture paints a thousand words!

Example of before and after using photo montage, this example illustrating a first floor extension to an existing dwelling. Local Council refused the 44m2 addition, based on neighbourhood character and the matter was successfully overturned at VCAT.
