What actually adds value in a renovation?

Most people think it’s the finishes, the fancy kitchen, the plunge pool or the luxury extras.

But in reality, the biggest value driver is often something much simpler the number of bedrooms.

Taking a property from 3 bedrooms to 4 bedrooms can instantly shift the price bracket of the home and add anywhere from $50k to $200k depending on the suburb.

Buyers shop by bedroom count first. the finishes help sell the emotion, but the layout and functionality are what drive the value before spending big on cosmetic upgrades, make sure you’re maximising the fundamentals first.

There's no shortcut to understanding a home.

Every room walked. Every measurement written down by hand. Every corner of the subfloor inspected with a torch. Because before we can design how a home could live, we need to understand how it already does.

There's something about understanding a home with your own eyes and hands before you reimagine it that shapes the way you design its transformation, adapting it for hopefully, another 100 years.

We see a lot of Queenslanders, but each one is unique, with its own character and personality.

Imagine waking up to this. Every. Single. Morning.

Welcome to 'Horizon'. Perched high on a ridge in a scenic rural estate. With views that aren't measured in distance, but in time.

The kind of place where wallabies graze below your pool at dusk (swipe for proof). Where the horizon tells you the weather before your phone does. Where your kids grow up knowing what quiet actually sounds like.

We designed this home to almost disappear into the hillside... low-slung, verandahs all around, open to every direction the light comes from. The pool sits at the edge of the hill like it's always been there, reflecting the evening sunset like a mirror.

The second slide? Shot on site. No filter. Just a Queensland autumn sunset, distant hilltops beckoning, a backdrop full of gums... and a mum wallaby with her little one tucked in close.

Some places choose you. 🌿

A couple bought a home in Graceville for a whopping $1.3m with plans to raise and build under. Then they came to us to start designing...

Our pre-discovery call research flagged the worst - a significant flood overlay across the entire property. Minimum habitable floor level: 10.2m. Their ground levels: 6.2 and 4.6. The home floor level itself sat well below below the 2011 9.2m flood line at 8.3.

The raise they'd imagined simply wasn't livable at the height it would've needed to be.

They hadn't done anything wrong. Competitive market, estate agent pushing hard, building and pest came back fine. But no one looked at what the property could actually become.

Renovating can feel overwhelming… and honestly, it’s right to be cautious. However...

Most renovation stress doesn’t come from the construction phase. It starts much earlier, during the planning and design stages.

When the brief is unclear, budgets aren’t checked properly, or the project team isn’t aligned, problems tend to compound later.
