Roof surface joining gone bad. When a roofer that does not respect the destructive power of water that is forced to slam into a Corner and well up instead of simply being redirected. Rust and rot can follow, along with a small leak developing in the garage.

Photos 1-6 are the situation when I meet my distressed client and 7-9 are with the properly extended valley draining into the deep gutter below without right angle draining resistance.

Just didn't fight water. It usually wins. Just deflect it. 😉 HAPPY end of rainy season!

One of the most common electrical problems you will encounter in your home is a GFCI outlet that will not reset.

This time of year with rain coming from all directions, one of the most common problems leading to this is an exterior outlet, usually even with a "weatherproof" cover that is getting water inside and therefore grounding out the outlet. Very often your bathroom GFCI outlet is connected to an outside outlet or outlets even though they are on the other side of the house.

When your circuit will not reset, you can go around to the other bathroom and exterior circuits to see what is on that now non-functional circuit and call your electrician. A GFCI tester is pictured and they have a legend printed on them for guidance.

We had an exterior outlet on the north side which had defective foam gasket material on the faceplate and a missing gasket on the conduit coming in the top of the exterior box.

For now, outlet removed, wires reconnected to ensure the rest of the line works, and I'll address it when it's dry out!

By the way when it comes to electrical parts with Appliance if you can get OEM parts that's best.
