Here at our 77 Street residence, the goal was not to choose between luxury and livability, but rather to find a solution to real daily life for a young family.

The material selections presented an opportunity, not a compromise, and we prioritized engineered materials so that we could balance aesthetic value with low cost considerations and maximum durability.

Every selection that we made here withstands wear over time without sacrificing the design vision. Consequently, the end result is a space that feels high end but is made to be lived in.

The Powder Room at our Sovereign House Residence was a labor of love. The curved walls were a very early design feature and prompted our first material purchase - 7 months before construction - this metallic finish KitKat tile was a knockout, perfect to clad the curves, AND it was being discontinued!

We shifted locations, the room got smaller, we had challenges with regards to the block vanity material, but what was consistent throughout was the clients’ incredible patience, the builders unwavering commitment, and our certainty that we’d have something beautiful in the end.

Sometimes it’s worth the wait!

Paired, however, with the elegance of a Blu Bathworks pedestal vanity, beautiful crystalline Naxos tile, and high end features like LED accent lighting and Prado outlets, this Powder Room becomes a showstopper.
