Nashville’s 16.1% office vacancy rate doesn’t tell the full story.

Nearly 90% of office space delivered since 2020 is expected to be leased by the end of this year. For CRE professionals and brokers, that points to a market where companies are being more selective about where they invest.

The opportunity goes beyond filling square footage. The right workplace can support talent, culture, productivity, and business operations.

For brokers, the conversation is shifting from how much space a client needs to what that space needs to accomplish.
