We just completed a huge job where another contractor who was trenching to replace a broken water line had broken multiple conduits for power and telephone service to numerous tenants in an apartment building, he should have hired a line toner to locate and mark any buried conduits, but he wanted to save money and instead ended up paying more than he made for the original job, the point is, do it right the first time, short cuts cost money and time, we made a lot of money on this job, but I would prefer to do jobs that are necessary not because of stupidity.

Arc Fault circuit breakers are NOT GFCI circuit breakers, Ground Fault Circuit Interrupter circuit breakers will monitor any faults to ground, if there is a 0.005 amp loss between the line and neutral most likely from a leak to ground, the GFCI breaker or receptacle will trip immediately preventing electrical shock to anyone handling that appliance, Arc Fault breakers are just as the name implies, if there is an arc in a circuit from pulling the plug of a high load appliance like a vacuum cleaner while it's still turned on, an arc will be created and that will cause the Arc Fault breaker to trip, if that happens, just reset the c/b and the power should be restored to the affected circuit, if the any circuit breaker fails to reset, then there is a ground fault or a faulty c/b and a licensed electrician should be called.

For those who ever wondered if 3 phase power is better than single phase for commercial use, 3 phase is more economical if your company has motor loads like air conditioners, pumps or air compressors, etc., for the same horse power, 3 phase uses less electricity than a comparable single phase motor.

It's almost midnight Friday night, and we get a call from a townhouse association that we have never dealt with before, they have several street lights that don't work, they want someone to go check it out and fix the problem, we tell them that since it's after hours, the service call will be charged at double time, and they're asking if we can do it for FREE, no problem, I wish I could get gas for free too, since it's about $4.35 a gallon for unleaded regular, this job is in Ewa so my truck will use a couple of gallons one way, so what do you folks think?

I've just been made aware that for the past couple of days we had NO phone service (I was wondering why no one has been calling), called Hawaiian Telephone and they told us that they won't be able to send a service tech for at least another week, so what am I supposed to do in the mean time?, the phone is the life line of our business, no sense arguing with the phone company, so if our clients need service, you can send me an e-mail at [email protected] and I'll be checking my e-mail as much as I can, or yoiu can send a fax at (808) 456-1550, funny the fax line still works, or if it's an emergency, cel # (808) 221-1521, thank you for your continued partonage and I'm sorry for the inconvenience that we are in.

Safety Tip: we just came back from a job where the tenant was complaining about a circuit break intermittently tripping, we found that they had way too many appliances plugged into the same branch circuit, the outlets on that same circuit were at different locations of the house, so the tenant assumed that those outlets were not connected, the correct solution is to install additional branch circuits, but the tenant didn't want to spend the money since they were only renting, heads up for rental unit owners, if your tenants have a similar situation and isn't resolved, the constant overheating due to over loading of that circuit WILL cause permanent damage to the circuit breaker and/or load center.

Safety Tip: I've got a neighbor who has a beeping smoke detector, and it has been chirping for weeks now, makes me wonder if they even hear it, or even know what it means, so for those of you who need a heads up on this, that means that the battery in your smoke detector is weak and will have to be replaced ASAP, smoke detectors are a very important piece of equipment and can save your lives if there is a fire in your home, the NEC (National Electrical Code) has made it a required part for any new home, unfortunately, older homes are not required to have a smoke detector, but it is a good idea to install smoke detectors inside every room and in the hallways, the smoke detector required by the NEC for newer homes are wired for 120 VAC with battery back-up, but older homes without a smoke detector can use the battery only units, you just got to remember to change the battery when it starts to chirp, and the same goes for the ones wired for 120 VAC with battery back-up.l

Safety Tip: electrical extension cords are for temporary use only, adding an extension cord to a power strip/surge protector to extend the reach is a BIG NO NO, if you need to bring power to a device(s) that is too far from a wall outlet, there are commercial grade power strips/surge protectors with a power cord as long as 25 feet that are UL Listed.

Safety Tip: circuit breakers are NOT designed to be used as a light switch, if you need to turn power to a branch circiut on and off on a regular basis, a standard toggle switch has to be installed to do that function.
