If you’re eye-ing homes in North Myrtle Beach or Horry County, you'll love our tax rates—especially if you're relocating from the Northeast or Midwest! But the SC system has a few quirks that catch buyers off guard.

Here is what you need to know before you close:

🏡 Primary Residence (4% Rate): Permanent residents get a 4% assessment ratio and skip school operating taxes. Important: This isn't automatic! You must actively apply with the county assessor after closing.

🏖️ Second Homes & Rentals (6% Rate): Vacation homes and investment properties are taxed at 6%. Because of this and school taxes, a second home's tax bill can be 2 to 3 times higher than a primary residence.

📍 Location & Price Matter: Taxes vary by district lines (inside city limits vs. unincorporated areas like Longs). Also, your tax bill resets based on your purchase price, not what the seller was paying.

🗓️ Note: Horry County tax bills arrive in the fall and are due by January 15.

Property taxes here are incredibly favorable, but the math changes entirely depending on how you use the home.
