Winter Weather Advisory: ICE DAMS

New and old homes alike are subject to ice forming along the edge of the roof and exterior walls. It mainly is attributed to insulation/venting and interior heat melting roof snow/ice and then it turning back to ice as it reaches colder air.

If you notice water entering your house around a window, wall or ceiling, one way to slow it down is by turning down your heating system. This will slow down the melting process and perhaps minimize damage until the issue is resolved.

Not enough insulation in the attic along perimeter exterior walls is sometimes better because air is allowed to circulate. A common mistake is to stuff insulation along the perimeter wall and roof rafters. There should be a minimum gap of 1-2 inches just below the underside of the roof sheathing between the roof rafters.

A typical attic is unheated and is considered a cold space. The movement of cold air from lower exterior perimeter soffit vents to a higher ridge vent is ideal. This allows any roof moisture to dry.

Warm/heated air should be contained to living spaces that are heated. Maintaining air flow between conditioned and unconditioned spaces (winter and summer) eliminates the potential for condensation. When heat escapes into a cold zone, the potential condition for an ice dam is created.

Finished project in North Attleboro added and opened space between living, kitchen and dining by building a 2 story addition between house and garage.

The homeowners added a special element of design through selection of bold, interesting, reclaimed and unique finishes and furnishings to make this residence a one of a kind.
