Finishing up design documentation for this custom ranch plan and I’m absolutely in LOVE with the mix of traditional and modern details 💕

This client came to us with an online plan that was allllmost right for them. But when we started digging into it and asking questions about how they would use the space and what they wanted in the home, it turned out there were A LOT of changes to be made. We took the inspiration of what they liked from that plan and created their’s from scratch, fully customized to their current needs and taking into consideration ways they may want to use the home in the future. What will serve as a large closet initially, is sized specifically so that it may become an elevator to the unfinished basement and bonus room if they later choose. Because if you’re building your we want to be sure it’s going to serve you through all the stages of your life 🤍

My client for this project knew she was getting new siding but didn’t feel confident choosing her colors off the tiny samples the contractor gave her. After showing multiple color options and suggesting adding shutters and a railing to the front of the house, we narrowed it down to two options. She ultimately chose the dark grey and I can’t wait to see the finished result!

Are you familiar with occupied home staging and did you know that I offer it as a service?

Occupied home staging is a process where I walk through a home (that is being lived in) and give suggestions on how to present it in the best way possible, taking into consideration what the seller is and is not willing and able to do. The results are better marketing photos 📸 better offers 💰and a quicker sale 🎉

The consultation consists of about an hour long appointment where we walk through each room of the home. I take photos along the way and send the seller and their agent a detailed report on the suggested changes. If there are any questions a follow up call is included.

Here is a before and after photo of a home where I did an occupied staging consult. Not all home staging jobs are about bringing items IN to a home. This is a great example of how taking items OUT was exactly what was needed to turn this townhouse into a dream for almost any buyer.
