The government confirmed earlier in the year that all privately rented properties must reach a minimum EPC rating of C by the 1st October 2030, with the old E rating scrapped entirely.
If you’ve already been investing in relatively small upgrades like insulation, double-glazed windows (which keep heat inside, reducing heating bills), and LED lighting, you’re likely already edging closer to that C rating.
As a bonus, if your property achieves an EPC C rating under the current (and simpler) rating system before 1st October 2029, your certificate remains valid for 10 years.
My advice is to not wait. The greener the property, the more attractive it is to eco-conscious tenants. In the process, you’re also future-proofing your investment while lowering its running costs.
Ultimately, it’s a smart business decision and one that will considerably improve your yields.
