Changes are coming to the way Ontarians buy and sell their houses – but those changes are, surprisingly, optional. 🏡 ⁠

The government's recent updates to the Trust in Real Estate Act (TRESA) aims to tackle blind bidding in an attempt to curb rising prices. Blind bidding is the process by which buyers submit offers in competition with other buyers, without knowing the competing bids. The new update will now offer sellers the option to disclose the other buyers' offers. ⁠

However, with sellers being given the option to disclose or not, it's likely that many will choose to keep bids blind in the hopes of encouraging higher offers on their homes. The new changes are expected to come into effect April 2023.

As a house hunter, there's a few things that you should be doing during open houses to make sure that home is the right one for you: ⁠

1. Check out the neighbourhood — drive around at multiple different times during the day or even take a walk around the area. Is it loud? Is the road busy? Notice anything strange about the neighbours? ⁠

2. Ask the agent about any repairs or upgrades and keep an eye out for any bad DIY fixes. A pretty home may not mean it's pretty under the hood, so ask how, when, and who did certain repairs. Especially if you plan on going all in with no inspections on a property. ⁠

3. Find out what's coming with the home, such as appliances or other fixtures you may like. ⁠

4. Bring a charging cable or an electrical outlet tester with you to find dead or faulty plugs. ⁠

5. Check for signs of mold or water damage. Basements are water magnets, so check it over for any signs that water or moisture may be seeping into the home. Don't be afraid to open up cabinets and check around sinks and faucets. Again, if you're forgoing the inspector — don't be afraid to have a thorough look at the home and know what you might be getting yourself into!
