Zenun Homes would like to wish everyone a very happy 2023.

2022 was a very challenging year for all in the building industry.

High inflationary pressures coupled with supply chain interruptions and trade shortages have had a significant impact on the cost of building and builder timeframes to construct.

The government grants also added to the high demand for housing construction as builders continued through that workload.

It has been incredibly difficult to determine the cost to build with erratic price changes over this time and builders navigating difficult waters.

Thankfully it appears the government grant workload has nearly passed with most of those jobs now completed and with the increased borrowing costs on mortgages to more traditional levels, we are going to see a more stable market in the year to come.

At Zenun Homes we always work in our clients best interest and do our upmost to gain our clients the best possible construction pricing and quality we can find them in all market conditions.

2022 Building Update

The start of 2022 has seen a continued amount of strong sales inquiry.

Building activity remains strong across the board with many builders continuing to progress through their existing jobs and workloads.

Since Covid and the government grant situation, WA has seen a record amount of new home sales inquiry and a spike in new home construction in a very short period of time.

Covid stimulus measures in construction undertaken in many different countries around the globe along with worldwide global supply train issues and factory closures etc over the last 2 years has resulted higher material costs due to a shortage of building materials not only in Australia but worldwide.

The spike in building activity in WA has caused trade shortages and this coupled with the West Australian closed border policy has resulted in further strain on availability of skilled trades and resulted in higher labour costs across the board.

As a result of the above, the cost of building a new home in WA has risen approximately 30 to 35% since the grants were introduced so a home that would have cost $250000 would now cost around $330000 today!

As an example. In discussion with one of our builders this week we were told that their cost to purchase roof timbers on a job that used to cost around $15000 has doubled and now costs them $30000.

At Zenun Homes our job and goal is to always strive to gain our clients the very best possible price and quality money can buy when building their new home.

This has been very challenging during the last couple of years while building conditions have been as they are and with our builders costs and prices increasing on a weekly basis!

The good news is that now as the majority of the work created by the government grants nears completion during this year there should be an easing in the market. We believe in the coming months we will see a levelling out of market conditions and that’s great news for everyone.

Unfortunately we are not anticipating the cost of constructing a new home to fall as once things go up they generally dont come down.

We however do feel the spike in new home construction is over and as builder work loads eases during the year they will start looking for more jobs and this should result in more competitive market conditions.

During the busy and difficult times since the grants Zenun Homes has had to implement some limitations and restrictions on our client capacity and areas of operation.

We apologies for the inconvenience this may have caused some clients we have been unable to service during this time and are now hoping we can return to a more normal operation as this year unfolds and as conditions improve.

Another job progressing well. A version of Zenun Homes Keysbrook rural 2 storey design being constructed in Dawesville nears lockup stage.

After an incredibly busy and challenging start to the year and with the end of the building grants there are finally some signs that things are slowly changing in the market place.

Pricing across the board however is still significantly more than it used to be and as a result of the boom created by the government grant situation

We hope conditions continue to change for the better to a stage where things start to return to more normal levels later this year and into early 2022.
