I’m casting my “net” out there to see if there is anyone who might be interested in sharing a small studio space within the Flourmill Studios (right next to the Silos, on Gladstone Street) in Newtown. We’re around 5 minutes walk to the buzz of Enmore Road, King Street and Newtown Station.
We are a small architectural/interior design practice (2-3p) and currently share an open-plan 50sqm space with another small architectural practice (3-4p), but they will be sadly leaving at the start of December so I am searching for our new studio-mates, as we love being here and would rather not move. (The lease renews on Dec 12)
It’s a nice, cosy space on Level 3, on the top floor of this part of the building, with 2 large skylights in our roof which lets in plenty of daylight on top of the 3 windows (facing the train tracks) , and our 5.8m high ceilings. We are at the end of the floor so it’s relatively quiet with little foot-traffic past our door. There is a communal kitchenette (with sink) for the whole floor, just down the hall, including toilet amenities and lift access/stairs.
We have a small casual, shared meeting table in the studio (round table and seats 6) and a little tea-making bench (bar fridge, microwave, kettle, toaster), and we are looking for someone to share the space 50-50, which equates to around 18m2 for your area.
Rent is currently $28,350 + GST per annum and we are looking to split it 50/50, which is basically $1300 per month each (inclusive of GST). When our lease renewed last year, it increased 5%. We’re not sure as yet if the landlord will do so again come December this year. Internet is around $1320 per year ($110 per month), and our electricity has been roughly the same.
Ideally, our new studio-mates will be :
* another creative practice (another small architecture/interiors practice would be nice as we have a trade library that we are happy to share - but certainly not a prerequisite),
* equally take responsibility for keeping the place clean and tidy,
* Be friendly, sociable, considerate and partake of morning teas and cake when birthdays or occasions come along
* We are pretty quiet noise-wise and would appreciate the same.
Furniture is a little “open” at the moment as the existing practice is open to leaving some of their existing stuff , if it works.
